Proper Phase I Environmental Site Assessment reports are typically prepared by Professional Geologists or Professional Engineers with extensive experience in the field of environmental consulting. What is a Phase 2 Environmental Site Assessment?
Phase II Environmental Site Assessments are conducted if a potential issue is found through a Phase One Environmental Assessment, or for some other reason, there is suspected soil and/or groundwater contamination, usually from a release of chemicals on or nearby to a property. A Phase Environmental report is performed by utilizing a drilling rig to penetrate the subsurface and collect soil or groundwater samples for laboratory analysis.

The latest ASTM Standard E-1527-05 requires a more in-depth study into a property during the Phase One Environmental process. Based on this increase in the amount of work and expenses required to do an All Appropriate Inquiries report, the price for Phase 1 Environmental reports was suppose to go up. However, some companies have lowered their prices to all time lows. This may indicate desparation, lack of proper inquiries and reporting, or possible work being done by a person or persons who is not federally qualified to conduct these reports. An "Environmental Professional" should be conducting Phase 1 Environmental reports. Dependable registrations that you know meet this qualification are Professional Geologists or Professional Engineers.
